Meet Russell Kitzberger

Licensed as a Certified General Appraiser, I provide real estate appraisal, litigation consulting, and expert witness services for attorneys, property owners, insurers, lenders, and government agencies.

Taking a consultative and advisory approach, I often work within cross-functional teams of experts. My clients typically have an existing team helping with their case or project. By building on their findings, I deliver reports with opinions that are both actionable and effective for moving you closer to resolution.

Throughout my real estate career, I have also supervised various subject matter experts as a small staff of appraisers, analysts, property inspection specialists, and engineering estimators. 

Through specialized training and experience, I have gained licensing for specialized projects.  These credentials include approvals for projects from:

  • Ohio Department of Transportation (ODOT)

  • Ohio Department of Natural Resources (ODNR)

  • Environmental Protection Agency (EPA)

  • Uniform Appraisal Standards for Federal Land Acquisitions (Yellow Book)

  • Qualified Appraiser for Federal and IRS projects

I have personally participated in over $750k+ market value design-build projects. These roles were in design, project management, financing, and frontline foreman construction management. I have a decade of experience as a landlord in residential leasing and student housing rentals. My experience with the residential and small commercial built environment gives me a unique perspective for helping my clients solve complex real estate problems. 

In addition, I have worked as part of valuation teams for eminent domain projects in multiple geographical areas supporting litigation and acquisition.

My expertise also includes IRS tax appraisals and appeals, federal and local bankruptcy, charitable donation appraisal, SBA lending, corporate restructuring, mergers and acquisition, IRA transfers, trust administration, and more. I have an understanding of traditional litigation and alternative dispute resolution and hold a Certificate in Mediating Disputes from Harvard Law School.
